we have very tight budget for our reno...sob sob...

wow... punggol spectra only just started to dig the soil and you are preparing...

jus like my another spectra friend... realised the spectrans quite KS...

A bit  ... but other then Sail n Ripple, the recent BTO locations are a bit out of the way. But they are priced at a more "affordable" range. If location good in Punggol, prepare to break new grounds in pricing again, excluding the Queentowns projects.

A bit  ... but other then Sail n Ripple, the recent BTO locations are a bit out of the way. But they are priced at a more "affordable" range. If location good in Punggol, prepare to break new grounds in pricing again, excluding the Queentowns projects.

i believe the project should be the EC site jus beside Punggol Grove because news has reported a developer has submitted a minimum bid for the site... either I have mistaken the site or I'm correct in reading that news...

if true, this should cater to the sandwiched class where they claim they can't buy HDB flats for they earn more than 8000 combined income...

HDB releases four residential sites

The Housing and Development Board (HDB) is releasing two residential sites at Sembawang and Sengkang for sale tomorrow, April 14.

HDB will also put up another two residential sites on the Reserve List, located at Punggol Field/Punggol Road and Yishun Avenue 2/Avenue 7/Canberra Drive, for public tender in early May 2010.

These 4 residential sites can potentially yield about 1,970 dwelling units, of which about 1,215 are Executive Condominium (EC) units. These sites will provide home buyers with more housing choices.

The Sembawang Road/Canberra Drive land parcel is launched for sale under the Confirmed List of the first half 2010
Government Land Sales Programme, with an estimated 290 units expected for the proposed development.

The Sengkang East Avenue/Buangkok Drive land parcel - located near Punggol Park - was successfully triggered under the Reserve List on April 1 this year, with a minimum offer price of $103,800,000. The proposed EC development is estimated to yield 465 units.

The tender for the Sembawang site will close at 12 noon on June 8. Tender for the Sengkang land parcel will close at 12 noon on 25 May.

Reserve list sites put up for tender

The land parcel at Punggol Field/Punggol Road was made available for application under the Reserve List on Dec 4 2008.

A developer has committed to bid at a price of not less than S$147,700,000 for this land parcel. The proposed EC housing is expected to yield 615 units.

The land parcel at Yishun was made available for application under the Reserve List on Aug 27 2008. A developer has committed to bid at a price of not less than S$137,900,000 for this land parcel.

The proposed condominium development is expected to house about 600 units, with a projected completion date of 72 months from the acceptance of the tender.

Eligibility

EC projects are strata-titled apartments with facilities comparable to private condominiums. New EC units are sold with initial eligibility and ownership restrictions similar to public housing, and will be fully converted to private housing after 10 years.

ECs cater to families whose incomes are less than $10,000 but exceed the $8,000 income eligibility ceiling for new HDB flats.

First-time home-owners who are Singapore Citizens can apply for a CPF Housing Grant of $30,000 when purchasing an EC unit. Following a new policy revision announced recently, families comprising a citizen and Singapore Permanent Resident will have $10,000 of their subsidy withheld.

The withheld subsidy will be restored when the family member who is a permanent resident takes up citizenship or if the couple has a child registered as a Singapore Citizen.

Woowww wwwoowww!!! Nice designs... purely IMO:

your....foyer area damn good idea lor.... but be prepared no wind... I suggest... to overlay something like that on the sitting area where you wear your shoes... like myself.. i tend to wear in my shoes.. then we tend to step on the tile making it dirty. I should have do a different flooring on that.. :-( And.... your shoe cabinet need to have some ventilation hor... else... you will be selling salty fish everyday...

your TV area... I don't know which unit you are... but make sure your TV is not reflective.... cos it's opp the window... or unless... you having tinted windows or having curtain... else you daytime watch TV very pekchek one Smiley

Hah... i heart your living area.... space so big!!! Very personal space....

Kitchen... I having similar layout as yours...both side top and bottom cabinet.... but my experience is when I do cooking... the kitchen gets really hot... dont know is it due to design.... or our kitchen is like that one.... For your dry area.. you sure space is enuf?? I don't knnow... i seems to not having enuf space for my rice cooker... microwave... kettle.... toaster.... :-) gotta keep it after use...

Your MBR is fantastic!!! Such a good idea.... but remember to hide all your powerpoint! Smiley

Lastly... I  heart your toilet!!! You have done up at the toilet bowl there... and it look so much nicer....  Can i change my toilet with you... hahahah....


Now... i see my design not nice after seeing so many of yours liao.... :-(

who's unit at 302D is moving in carpentry today ard 415pm?
it was raining quite heavy,most of yr plywood caught the rain
 and yr reno guys dunno got wipe down not?
